There are quite a few real right that a foreigner should enjoy. Every right must be register with the competent authority such as,
(1) habitation right which entitles the grantee to live in the building on the land. The registration must be made at the local district office, and should mention the length to be throughout the grantee s Life. And it should be written also that it is irrevocable habitation because he bought the land.
(2) You may build a house on any person land by The right of superficies which is entitling the grantee to own the building on or under the land. You may register the right first and then build your house on it. Never build the house Before registration. The registration must be made at the local land office.
(3)Usufruct right entitles the grantee to enjoy picking up everything on the piece of land for consumption. So when registering the rights mentioned in (1) or (2) there should mention this Right also so that you can enjoy your daily life On everything on the land. This right is registered At the local land office. And
(4) Charge on immovable property is a real right that entitles the beneficiary either to receive payment of debt periodically out of such property or to enjoy a specified use of it .A foreigner who wants to live in Thailand with a thai spouse may create this right on a piece of land owned by another person, probably of the
Foreigner spouse or of the spouse parents. This right is registered with the local land office. It may not only be paying off debt,but it may be the use specified right registered, and the period of enjoyment may be for the life of alien beneficiary.
